AIU Construction, Corp., offers a wide range of property preservation services.  All work is performed according to local and state construction codes and guidelines.  Where none are applicable, HUD guidelines and specifications are used.  Our goal is to work closely with Brokers, Realtors, Lenders or Asset Management Firms to ensure that assets are protected immediately.  Once a work order is received, a well qualified and trained team is deployed to secure and document the state of the property within a 24 to 48 hour timeframe.

Services Include:

  • Property Securing – From replacing locks, installing lock-boxes to Boarding up windows, doors and over-all openings.  This step is critical in protecting a property. We understand the importance of securing the property in a timely manner to protect your assets.
  • Rehabilitation Repair – We conduct all the necessary repairs to pass inspections as required by state, local and or governmental agencies.  Not only will your property be ready to go back in the market, we will ensure that a closing is not delayed due to disrepair.
  • Trash-Out – Interior and exterior debris is removed from the property in a timely manner.
  • Landscaping Maintenance – Lawn maintenance, tree trimming and shrub trimming services are provided to maintain property and prevent violations and further property deterioration.
  • Electrical, Plumbing and HVAC Services – As a general contractor we work closely with electrical, plumbing and air conditioning licensed professionals to address any needs.  Permits are secured when necessary.
  • Pool Restoration and Securing – The pool area is secured according to guideline requirements.  Chemical treatment is applied to maintain or restore the pool, when necessary water will be pumped out and refilled.
  • Underground Utilities - Septic tank conversion, tie-in into the public water main from homes and building, site excavation, site grading, site paving.
